To qualify for this property option, you must either invest in a $220,000 share of an approved real estate project or invest $350,000 directly into such a project. In both cases, the real estate must be held for a minimum of 5 years from the date you receive your Grenada citizenship.
Additionally, there are government fees of $50,000 for a family of up to 4, with an extra $25,000 for each additional dependent if purchasing a share.
The same government fee structure applies to the other property investment option.
Further, there are application fees of $1,500 per person, along with due diligence fees of $5,000 for everyone aged 17 and above. Additionally, processing fees are $1,500 for those over 18 and $500 for those under 18.
The first Citizenship by Investment option requires a National Transformation Fund (NTF) donation of $235,000 for the main applicant, $200,000 for both you and your spouse, and $200,000 for you and up to 3 dependents. For each additional dependent, an extra contribution of $25,000 is required.
In addition to the donation, you and your family members must pay application fees of $1,500 per application.
Due diligence fees are $5,000 for the main applicant, $5,000 for the spouse, and $5,000 for dependents aged 17 and older. There are also processing fees, set at $1,500 for dependents over 18 and $500 for those under 18.

Naturally, our onboarding process begins with Form 1, which allows us to conduct an initial review at GMC. Once this screening is completed, we present you with a Client Agreement (CA) for your review and signature.
After the signed agreement and advance payment are received, our operations team will assist you in completing the necessary forms and compiling the required documents. If you are investing in real estate, you will need to enter into a sale and purchase agreement with the developer. We will then communicate with the property developer and the Citizenship by Investment Unit (CIU) of Grenada.

Global Mobility Capital’s lawyers prepare a list of required documents based on the program requirements and the results of the preliminary Due Diligence check. This list includes personal documents and financial records, such as passports, certificates, and bank statements.
The responsible lawyer guides the applicant through the document collection and certification process, prepares government forms, and arranges written declarations or affidavits when necessary. Once the application is ready, it is submitted to the Grenada Investment Migration Agency (IMA).
After receiving the required documents, IMA begins the due diligence process.
Application processing can take 3 to 6 months. Occasionally, IMA may request additional information during the due diligence stage, such as supplementary documents or clarifications.
The investor and family members aged 17 and above are required to participate in an interview as part of the application process. The interview fee is USD 1,000 per person and is paid during the application stage. The interview can be conducted in English or the applicant’s preferred language.

IMA notifies Global Mobility Capital once the application has been approved. After receiving this notification, the investor must fulfill the investment requirement: either contribute to the state fund or complete the real estate purchase. The investment must be made within 30 days.
